TURN OVER SERVICES
- Pre move-out inspections are conducted at least 2 weeks in advance of the expiration of the lease to verify apartment condition.
- Upon tenant vacating, we inspect again for any damage or missing items and facilitate deductions from tenant security deposit, getting estimates for repairs and replacements to avoid disputes.
- We bid out all rehab work and oversee the completion.
TENANT REQUESTS
- We field all tenant requests alleviating you of any work.
- With our vast knowledge & experience in handling tenant requests we are prepared for any type of request or emergency.

ACCOUNTING

RENTAL INVOICING

- Your tenant will always know when, where and how much to pay
- At least one week prior to the end of the month, tenants receive their monthly rental invoice via email or mail.
- The monthly rent invoice will include a detailed breakdown of any rent and applicable lease or utility charges.
REPAIR / MAINTENANCE

When maintenance or repair is required we ensure the job is done quickly, correctly and with cost savings in mind providing quick responses to all issues. Our goal is to help keep small problems from getting bigger.

Assistance is provided with maintenance of items like HVAC systems, sprinkler systems, and more. We can help you find the best price possible and to make sure each job is of the best quality, by insured, reliable companies.
- Should you require weekly service to maintain the property such as rubbish removal for NYC Sanitation pick up or maintenance for cleaning and maintaining the common area's or properties, IPM can also supply staff to service your needs.
- Should you require snow removal to maintain a safe entrance and egress for all occupants and their guests, IPM can also supply staff to service your needs.

Every invoice we receive is carefully reviewed and analyzed prior to payment for accuracy to ensure there are no errors, accounting mistakes, double billing or overcharges.
RENT COLECTION & LEGAL ACTION

- We recognize the importance of timely rental payments, so that expense payments can be made. Tenants who haven’t paid rent by the 5th of the month will receive reminders via email, text and phone until the rent is paid.
- While our goal is to avoid legal issues, we are here to help resolve them in the event they occur.
- Our fingers are kept on the pulse of all changes with NYC housing laws so that we help you stay compliant with all regulations.
- In the event a representative from the landlord is needed in court, we can attend on your behalf.
